Estate & date-of-death valuation

An estate needs the value as at the date of passing, not the day someone got around to ordering the report. We reconstruct that market from the verified sales of that time, because CRA and beneficiaries both test estate values, and the file has to hold.

What to know before ordering

Timing

Order early, value as at the date

The value is fixed at the date of passing no matter when we are engaged, but records and access are easier close to the date. Waiting does not change the number; it makes supporting it harder.

Condition

As it stood on that date

The report reflects the property’s condition at the date of passing. If it has since been cleared, renovated or damaged, tell us; we appraise what stood there then, and photographs from the period help.

Built for scrutiny

Estate values get challenged, by CRA on capital gains and sometimes by beneficiaries. The report shows its sales, its adjustments and its reasoning, so the executor is defending a document, not a guess.

Every RAM report is prepared to CUSPAP by a Candidate Member of the Appraisal Institute of Canada and co-signed by a designated CRA member who takes professional responsibility for it, covered by AIC’s mandatory professional liability insurance program. The fee and scope are confirmed in writing before any work begins.

    Site inspection

    Every room inspected, every improvement photographed. Condition and quality rated against the standard your intended user requires.

  3. Stage 03

    Market research

    Closed sales, not asking prices, confirmed through MLS records and available data sources. We track how the market has moved since each one sold: sometimes sharply in weeks, sometimes not at all for months.

  4. Stage 04

    Analysis

    Every difference priced: size, age, condition, location, and time. If the market moved between a sale and our effective date, the sale is adjusted by what the data shows, not a rule of thumb.

  5. Stage 05

    Report delivered

    A signed report, prepared to CUSPAP, in your inbox, with the reasoning laid out well enough to survive review.
