Capital gains & change of use

Converting a home to a rental, gifting property to family, selling a second home: each has a date that matters to CRA, and the value at that date sets the tax. We appraise at that date; your accountant does the tax.

What to know before ordering

The date

Get it from your accountant first

Change-of-use date, gift date, or another date entirely: which one matters is a tax question. We appraise whatever date your accountant names, and getting it right the first time avoids paying for two reports.

Retrospective

Old dates are our normal work

A value at a date years back is reconstructed from the verified sales of that period, the same way an estate value is. The further back, the more the verification matters.

The boundary

Appraisal, not tax advice

The report supports the value at the date. What it means for your return, elections and exemptions is your accountant’s territory, and we are happy to speak with them directly.

Every RAM report is prepared to CUSPAP by a Candidate Member of the Appraisal Institute of Canada and co-signed by a designated CRA member who takes professional responsibility for it, covered by AIC’s mandatory professional liability insurance program. The fee and scope are confirmed in writing before any work begins.

Act I · Process

How it runs, start to finish

  1. Stage 01

    Order placed

You send the address, the purpose, and the deadline. We confirm scope and fee before any work starts. No surprise invoices.

  2. Stage 02

    Site inspection

Every room inspected, every improvement photographed. Condition and quality rated against the standard your intended user requires.

  3. Stage 03

    Market research

Closed sales, not asking prices, confirmed through MLS records and available data sources. We track how the market has moved since each one sold: sometimes sharply in weeks, sometimes not at all for months.

  4. Stage 04

    Analysis

Every difference priced: size, age, condition, location, and time. If the market moved between a sale and our effective date, the sale is adjusted by what the data shows, not a rule of thumb.

  5. Stage 05

    Report delivered

A signed report, prepared to CUSPAP, in your inbox, with the reasoning laid out well enough to survive review.
