How to read the Cochrane market
Three figures on CREB’s monthly report tell you more than the headline price:
- Benchmark price. The price of a typical home of each type. It tracks the market better than the average, which moves when the mix of sales changes.
- Months of supply. How long current listings would last at the current pace of sales. Lower means a tighter market for buyers.
- Sales-to-new-listings ratio. How quickly new listings are being absorbed. A rising ratio usually comes before price pressure.
Check which property types the monthly figures cover. A small number of view-lot or walk-out sales can pull the town figure in any month.

Alberta assessments are set to a July 1 valuation date, with the property’s condition taken as at December 31. The figure on your notice describes what your home was worth months before you read it, and it is a mass-appraisal estimate produced for taxation, not an opinion of current market value.
That gap is normal. It only becomes a problem when the assessment misstates something about your specific property: the finished area, the condition, the lot influence, or a comparison to homes that are not really comparable.
Your complaint deadline is printed on your assessment notice and differs between municipalities. Confirm it on the notice itself, not from a date you read online.

A view lot and a flat lot are different markets
Cochrane’s hillsides mean two identical plans can sit on very different sites. Slope, exposure and what the windows actually look at get analyzed before any comparable is accepted.
Historic core versus the new phases
A character home near the old downtown and a 2020s build in a new phase attract different buyers and price on different evidence. We keep the comparable set inside the right era.
Walk-outs earn their premium here
Sloping sites make walk-out basements common, and buyers pay for them. Whether a development is a walk-out, and whether a suite is legal, changes the comparable set.
New construction sets the ceiling
Builders are still active in Cochrane. Resale that competes head-on with a builder’s showhome two streets over gets adjusted for it.
