Detached inventory skews newer than the city, condo supply is thin, and buyer traffic responds quickly to the spread between Airdrie and northwest Calgary pricing. Here is what we are seeing on the ground, and what it means if you need a value on a specific address.

How to read the Airdrie market

Three figures on CREB’s monthly report tell you more than the headline price:

  • Benchmark price. The price of a typical home of each type. It tracks the market better than the average, which moves when the mix of sales changes.
  • Months of supply. How long current listings would last at the current pace of sales. Lower means a tighter market for buyers.
  • Sales-to-new-listings ratio. How quickly new listings are being absorbed. A rising ratio usually comes before price pressure.

Compare Airdrie’s benchmark with northwest Calgary’s. Buyers watch that spread closely, and it moves demand between the two.

What the housing stock looks like

  • Mostly detached homes and townhouses, built in growth phases, and newer on average than Calgary.
  • Condo apartment supply is thin, so there are fewer comparable sales in that segment.
  • Builders are still active, so new homes compete directly with resale.
  • Basement suites are common. Whether a suite is legal and registered changes the comparable set.

Your assessment is not your market value

Alberta assessments are set to a July 1 valuation date, with the property’s condition taken as at December 31. The figure on your notice describes what your home was worth months before you read it, and it is a mass-appraisal estimate produced for taxation, not an opinion of current market value.

That gap is normal. It only becomes a problem when the assessment misstates something about your specific property: the finished area, the condition, the lot influence, or a comparison to homes that are not really comparable.

Your complaint deadline is printed on your assessment notice and differs between municipalities. Confirm it on the notice itself, not from a date you read online.

Vintage

A 2006 build and a 2021 build are not the same house

Airdrie’s growth phases show up in the grid. Window packages, insulation and mechanical systems changed materially between phases, and buyers price those differences even when square footage matches.

Basement

Legal suite or just a finished basement

A suite with permits and a separate entrance carries value a comparable finished basement does not. Whether it is registered with the City is the first thing we verify, because it changes the comparable set entirely.

Location

Which side of the highway

Commuter access, school catchment and pond or green-space backing separate otherwise identical plans within the same community. Location is analyzed at the block, not the town.

Supply

New build competition sets the ceiling

When a builder is still selling the same floor plan two streets over, that price caps resale regardless of finish. Resale competing directly against active new construction gets adjusted for it.
