Property calculators

Nine calculators for the arithmetic around a home, from payments and equity to property tax and capital gains, plus unit converters for length, area, volume and room sizes. You enter the numbers and the rates. Each one links to the official source for the rate, and shows its formula in plain words.

These calculators do arithmetic on numbers you enter. None of them estimates what any property is worth, and a result here is not an appraisal. Rates and fees change: check each one at the linked official source before you rely on it.

Buying

Mortgage payment

Your regular payment and the total interest over the full amortization.

How it works. The annual rate is converted to a rate per payment using the compounding you pick. The payment is the amount that pays off the balance, with interest, in the number of payments set by the amortization.

Refinancing

Refinance: equity available

How much you could borrow against the home, up to the limit your lender sets.

How it works. Available = home value × the lender’s maximum loan-to-value, minus what you still owe. If the result is below zero, there is no equity to borrow at that limit.

Removing default insurance: the 80% check

Where your loan sits against the 80% loan-to-value line.

How it works. Loan-to-value = balance ÷ value. CMHC says mortgage loan insurance is required when the loan-to-value is more than 80%. At 80% or below, the loan is in the range lenders treat as conventional. Your lender decides whether and how the loan can change.

CMHC insurance premium

The one-time premium on an insured mortgage, from the rate that applies to your down payment.

How it works. Loan = price − down payment. Premium = loan × the premium rate. The premium can be paid at purchase or added to the mortgage. CMHC states insurance is not available on homes priced at $1.5 million or more.

Alberta land titles registration fees

The province’s fees to register the transfer and the mortgage. Alberta’s charge is a registration fee, not a percentage tax.

How it works. Each registration = base fee + (fee per $5,000 × the number of $5,000 portions, each part-portion counted as a full one). The transfer uses the property value; the mortgage uses the mortgage amount. Your lawyer calculates and pays the exact fees at closing, and other small fees may apply.

Property tax from your assessment

The yearly tax your assessment produces at your municipality’s rate.

How it works. Tax = assessed value × mill rate ÷ 1,000. Municipalities set rates yearly and your notice is the final word.

Is an assessment appeal worth it?

Weigh the yearly tax saving against the cost of supporting the complaint.

How it works. Yearly saving = (current assessment − supportable value) × mill rate ÷ 1,000. Dividing your costs by that saving shows how many years of tax it takes to pay them back. A lower assessment for one year does not carry forward automatically.

Renting

Rental gross and net yield

Annual rent as a share of the property’s value, before and after costs.

How it works. Gross yield = monthly rent × 12 ÷ value. Net yield = (monthly rent × 12 − annual costs) ÷ value. Neither includes mortgage payments or tax.

Tax dates

Capital gain: from a past value to sale price

The gain between the value at a past date and what the property sold for.

How it works. Gain = sale price − selling costs − value at the past date − capital improvements. How much of the gain is taxed, and any exemptions, is your accountant’s question. This page does not apply tax rules.

Plans, surveys and listings mix imperial and metric. These use the exact legal definitions of each unit.

Feet, metres, chains and more. Alberta land descriptions and older surveys still use chains and rods.

Conversions. 1 foot = 0.3048 metres exactly. 1 chain = 66 feet. 1 rod = 16.5 feet. 1 mile = 5,280 feet.

Square feet, square metres, acres and hectares, plus Alberta’s quarter sections.

Conversions. 1 square metre = 10.7639 square feet. 1 acre = 43,560 square feet. 1 hectare = 2.4711 acres. A section is 640 acres and a quarter section is 160 acres.

Cubic feet and metres, litres and gallons. Handy for tanks, cisterns and concrete.

Conversions. 1 cubic metre = 1,000 litres = 35.3147 cubic feet. 1 imperial gallon = 4.54609 litres. 1 US gallon = 3.78541 litres.

Measuring

Room or lot area from dimensions

Length × width, in feet or metres, shown in every common unit. Add up to three rooms or sections.

How it works. Each area = length × width, then added together. Rectangles only. This is a rough measurement: in our reports, above-grade area is checked against city records and the owner’s or builder’s plans, and below-grade finish is reported separately. Verified, not assumed.
