Send these five details to us by email. It takes about two minutes.
- Property address. Street address and municipality. If it is a condo, the unit number too.
- Purpose of the appraisal. Financing, estate, matrimonial, assessment appeal, pre-listing, or capital gains. The purpose sets the scope, the effective date and who may rely on the report. Not sure? This page sorts it out.
- Who the report is for. You, your lender, a lawyer, CRA, the Assessment Review Board. The intended user is named in the report and cannot be swapped afterwards.
- Your deadline. The date you need the report by, and anything driving it: a court date, a filing deadline, a financing condition.
- Access and contact. Your phone number, and who we arrange the inspection with if that is not you: a tenant, a family member, a realtor.

What happens after you order
Confirmation, then inspection
Scope and fee agreed in writing. Then the site visit: every room inspected, every improvement photographed, areas verified against municipal records and plans.
Research and analysis
Confirmed closed sales, adjusted for size, age, condition, location and time, and reconciled to one supported conclusion. The report states its assumptions and limiting conditions plainly, including that title is not searched.
The report, with two signatures
A CUSPAP-compliant report, prepared by a Candidate Member of the Appraisal Institute of Canada and co-signed by a designated CRA who takes professional responsibility for it. Two professionals on every file.
We complete residential assignments only: dwellings up to four self-contained units and residential sites. RAM Appraisals is covered by the Appraisal Institute of Canada’s mandatory professional liability insurance program. Where an assignment is outside our scope or capacity, we may refer it to a partnered designated firm. You will be told before any work begins, along with any referral arrangement.
