Assessment appeal

If you are disputing your property assessment, the review board tests one question: the property’s market value at July 1 of the year before your tax year, in its condition at December 31. An appraisal built for that question carries weight. An appraisal dated today answers a different one.

The date

Everything hangs on it

Alberta legislation fixes the valuation date at July 1 and the condition date at December 31. We set both correctly and say so in the report, because that is the first thing a board checks.

Worth it?

Sometimes the honest answer is no

Weigh the annual tax saving against the fee before ordering. Where the gap between assessment and defensible value is small, we will say so; an appraisal earns its cost on the files where the gap is real.

Every RAM report is prepared to CUSPAP by a Candidate Member of the Appraisal Institute of Canada and co-signed by a designated CRA member who takes professional responsibility for it, covered by AIC’s mandatory professional liability insurance program. The fee and scope are confirmed in writing before any work begins.

    Every room inspected, every improvement photographed. Condition and quality rated against the standard your intended user requires.

  3. Stage 03

    Market research

    Closed sales, not asking prices, confirmed through MLS records and available data sources. We track how the market has moved since each one sold: sometimes sharply in weeks, sometimes not at all for months.

  4. Stage 04

    Analysis

    Every difference priced: size, age, condition, location, and time. If the market moved between a sale and our effective date, the sale is adjusted by what the data shows, not a rule of thumb.

  5. Stage 05

    Report delivered

    A signed report, prepared to CUSPAP, in your inbox, with the reasoning laid out well enough to survive review.
