How to read the Rocky View County market
Three figures on CREB’s monthly report tell you more than the headline price:
- Benchmark price. The price of a typical home of each type. It tracks the market better than the average, which moves when the mix of sales changes.
- Months of supply. How long current listings would last at the current pace of sales. Lower means a tighter market for buyers.
- Sales-to-new-listings ratio. How quickly new listings are being absorbed. A rising ratio usually comes before price pressure.
Use board figures as background only. Acreage sales are the part of the market the published statistics see least, because many trade outside the board.

Alberta assessments are set to a July 1 valuation date, with the property’s condition taken as at December 31. The figure on your notice describes what your home was worth months before you read it, and it is a mass-appraisal estimate produced for taxation, not an opinion of current market value.
That gap is normal. It only becomes a problem when the assessment misstates something about your specific property: the finished area, the condition, the lot influence, or a comparison to homes that are not really comparable.
Your complaint deadline is printed on your assessment notice and differs between municipalities. Confirm it on the notice itself, not from a date you read online.
What actually moves value here
The acreage itself is half the value
Parcel size, usable versus treed or sloped land, and subdivision potential drive rural value. Two four-acre parcels can price entirely differently on usability alone.
Wells, septic and utilities get verified
City buyers take services for granted; county buyers price them. Well records, septic type and utility access are checked, because financing often turns on them.
Shops and barns count, carefully
A heated shop carries real value to the right buyer and little to the wrong one. Outbuildings are valued against what the local market actually pays, not replacement cost.
Springbank is not Langdon
Estate acreages, country residential clusters and hamlet streets are separate markets inside one county. The comparable set stays inside the right one.
