Calgary is not one market. The city’s districts move at different speeds, detached and apartment segments regularly point in opposite directions, and an inner-city infill prices on evidence a suburban comparable cannot supply. The citywide headline number is the least useful figure in the city. Here is how we work below it.

How to read the Calgary market

Three figures on CREB’s monthly report tell you more than the headline price:

  • Benchmark price. The price of a typical home of each type. It tracks the market better than the average, which moves when the mix of sales changes.
  • Months of supply. How long current listings would last at the current pace of sales. Lower means a tighter market for buyers.
  • Sales-to-new-listings ratio. How quickly new listings are being absorbed. A rising ratio usually comes before price pressure.

Read the district and property-type tables, not the citywide line. The city headline blends segments that often move in opposite directions.

What the housing stock looks like

  • Every era side by side: pre-war and post-war inner-city homes, established suburbs, and new communities still building at the edges.
  • Apartment condos are a large segment of their own, and they price on different evidence from detached homes.
  • Inner-city blocks mix original bungalows with new infill, so the same street can hold very different values.
  • Registered secondary suites are tracked by the City and change the buyer pool.

Your assessment is not your market value

Alberta assessments are set to a July 1 valuation date, with the property’s condition taken as at December 31. The figure on your notice describes what your home was worth months before you read it, and it is a mass-appraisal estimate produced for taxation, not an opinion of current market value.

That gap is normal. It only becomes a problem when the assessment misstates something about your specific property: the finished area, the condition, the lot influence, or a comparison to homes that are not really comparable.

Your complaint deadline is printed on your assessment notice and differs between municipalities. Confirm it on the notice itself, not from a date you read online.
